The Indian real-estate buying process is structurally adversarial. Vamika's process inverts that — we send the documents first, we wait for the questions, and we do not call until the buyer calls. NRI buyers especially benefit. So do their lawyers.

    The enquiry

    An email or a call. Within 48 hours, you receive a sober document set: project sheet, layout, view-shed, RERA disclosures, payment schedule, and the Section 118 file if relevant.

    The visit (or video)

    A walk through Phase I (near possession) and Phase II (1BHK, under construction). For NRI buyers, a WhatsApp video walk-through within 48 hours of request, scheduled in your time-zone. Drone reels and high-resolution stills sent via secure transfer.

    The review

    Take the time you need. We send the legal pack, the RERA disclosures, the BoQ, the payment schedule. Counsel for NRI buyers is included. No follow-up calls until you ask.

    The PoA & allotment

    For NRI buyers, a registered PoA executed at consulate or apostilled abroad. We provide the template. Allotment letter issued within seven working days of token receipt.

    The handover

    Possession is keys, not a press release. Snag list addressed before handover — not after. Estate operations active from day one. Annual report sent every March.
