Energy modelling commissioned project-by-project against operational net-zero. Wall U-values, glazing g-values, and orientation modelled before architecture is signed off. The aim is a building that needs less, not one that compensates more.
On-site solar generation on every active development. Battery storage on hill projects where grid stability is a concern. Excess generation routed to common-area loads — the lift, the streetlights, the pump — not lost to net-metering.
Rainwater harvesting, greywater reuse, low-flow fixtures specified. Hill projects designed with watershed sensitivity — site grading respects the natural catchment, not the convenience of construction. Annual water audit submitted with the residents' report.
Existing trees surveyed before design. Three native-species saplings replanted for every one removed during construction. Survival rate audited annually. The biophilic plan is signed off before the structural drawings are.
