RERA · The Buyer's Floor

India's Real Estate (Regulation and Development) Act mandates project-level registration with the state authority before any advertising or sale. Active Vamika projects carry HP RERA or Punjab RERA numbers issued at sales-start. The portal entry is the single source of truth — schedule, escrow, plan approvals.

FEMA · The Money Path

Under the Foreign Exchange Management Act, NRIs and OCIs can purchase residential and commercial property in India. Funds route through NRE / NRO accounts, with rupee remittance straightforward. Repatriation of sale proceeds is permitted within FEMA's bounds — counsel walks through this before any commitment, not after.

A registered Power of Attorney executed at an Indian consulate or apostilled abroad allows transactions to proceed without flying down. Can an NRI buy a Vamika home in Himachal Pradesh?

Yes. NRIs can purchase built residential and commercial units in approved RERA-registered projects under Section 118 framework. Vamika handles the documentation. The 22-page Section 118 file explains the framework in plain language.

Is OCI status treated the same as NRI for property?

Yes. OCI cardholders are treated at par with NRIs for property acquisition. Built residential and commercial property in approved RERA-registered projects is acquirable directly. Agricultural land is the only restricted category.

What about repatriation of sale proceeds?

FEMA permits repatriation of sale proceeds within bounds. The original investment via NRE account is generally fully repatriable; subsequent appreciation has separate rules. Our tax counsel walks through your specific case before any commitment.

Do I need to come to India to sign?

No. A registered Power of Attorney executed at the Indian consulate of your country (or apostilled per Hague Convention where applicable) authorises a representative in India to sign. We provide the template and the protocol.

Is Kasauli Green actually delivered, or under construction?

Kasauli Green is being delivered in two phases. Phase I (2BHK) is near possession — possessions are now being offered. Phase II (1BHK apartments) is under construction and currently open for booking. The image on this page is the actual 2BHK Phase I residence. Site visits to Phase I and a walk-through of Phase II (1BHK) are scheduled together.

How long from enquiry to keys for an NRI buyer?

Enquiry to allotment: typically 3-6 weeks, including counsel review and PoA execution. Allotment to keys depends on project stage at booking. For Kasauli Green Phase II, expected possession runs in line with the project's RERA-declared timeline. We do not commit to dates we cannot defend.
